According to the Mortgage Bankers Association, the average interest rate for a 30-year fixed-rate mortgage is now 5.78%, up from 3.29% a year ago. This means that a borrower would pay an extra $700 per month on a $300,000 mortgage.
Second, the supply of homes is low, which is driving up prices. The National Association of Realtors reported that the inventory of homes for sale was down 17.2% in June compared to a year ago. This means that there are fewer homes to choose from, which is putting upward pressure on prices.

For example, one builder in my area is offering a 5% seller contribution on homes priced under $500,000. This means that the buyer would only need to come up with a 5% down payment. The builder is also offering no-closing-cost loans, which means that the buyer would not have to pay any closing costs, such as origination fees and appraisal fees.
